Fluor Corporation owns 50 acres located along University Boulevard at Lexington Boulevard and south of the existing Texas Instruments campus. Fluor’s intent is to relocate their corporate campus from the current location along State Highway 6 to this property located along University Boulevard in Telfair.
Fluor submitted a Planned Development (PD) Final Development Plan zoning application to the City in May 2018. The PD application is for Fluor’s corporate campus on 28.5 acres and proposed to include four multi-story office buildings ranging in size from 79,000 square feet to 169,000 square feet.
The campus will include a mix of surface parking and structured garage parking. The campus is also proposed to include a child day care center, as well as an area of the campus at the corner of University Boulevard and Lexington Boulevard that provides the opportunity to develop four small stand alone, one-story retail and food establishments.
There is also a remaining 16.08 acres located in the rear of the property south of the Smart Financial Centre that is being reserved for future development. Any proposals for future development on this acreage must also go through the zoning process with review by both the Planning & Zoning Commission and City Council.
The Planning & Zoning Commission held a workshop on the proposed development on July 26 and public hearing on September 11, 2018. The Planning & Zoning Commission considered the zoning application and made a unanimous recommendation of approval for the PD - Final Development Plan to City Council during their scheduled meeting on October 25.
The next step in the zoning process is to hold another public hearing with the City Council where they will also have a first reading of the ordinance. This meeting is scheduled for December 18. This is also another opportunity for the public to attend and provide feedback to the City Council regarding the proposed project. The agenda item will be placed on the City website at www.sugarlandtx.gov/agendas no later than Friday, December 14, 2018.
